How To Get Your Agent to Work Twice as Hard

The real estate market now requires that we have assistance in processing each contract from beginning to end to assure that your experience in buying/selling your home is a pleasant one. We also want to be sure that all phases of this process are performed timely and correctly.

Upon obtaining a finalized contract, there are many deadlines that must be met within the first few days – one is the loan application. Loan application must be completed within 10 days of executing your contract. Keeping in touch with the lender during this process is critical to ensure timely approval.

Simultaneous with the loan application, a home inspection has to be scheduled and completed within 10 calendar days of the contract and any repairs necessary must be negotiated with the sellers and completed. A home inspection is for the protection of the buyer and seller so there are no surprises once possession takes place. This inspection is paid for by the buyer.

Another deadline, and just as important, is the Wood Destroying Organism (WDO) Report. This inspection and report is provided by a pest control company. The report assures the buyer, as well as the seller, that the home is free of termites and/or wood rot; we usually ask our sellers to have this done as soon as we list their property. In addition to the loan process, property inspection and termite/wood rot inspections, title insurance and a survey must be ordered. Timely coordination of these details make for a smoother closing.
